The Real Estate Database (RED) hasn't been spared either. Over the years, agents have bought into stories that sound convincing but are fake news. So let's set the record straight and call out the lies, one by one.
Lie 1. The RED is expensive.
Really? At just 1.2M, the RED is actually the most affordable marketing powerhouse you'll find in this market. And here's the kicker, you even get a free website as part of the package. Imagine paying peanuts for a tool that not only gets you leads but also hands you your own online property showroom. Agents who say it's expensive are probably spending way more on print flyers that don't even move the needle.
Denis from Rentwide once joked that RED is cheaper than the data bundles he burns trying to share listings on WhatsApp groups. He's right. The cost argument is just smoke and mirrors.
Lie 2. The RED will collapse soon.
People have been singing this song for over a decade, yet the RED survived the covid purge and has only gotten stronger. More tools, smarter features, a growing community of serious agents. If a system has survived 10+ years in Uganda's ever-turbulent property market, that's not luck, that's resilience. Anyone betting on RED's collapse is basically betting against the future of real estate tech in Uganda, and that's a losing bet.
Dixon from Alpha Homes has been a member of the RED for so many years now, he openly says most of his qualified leads come straight from the platform which he says is here to stay. And thus the collapse story is nothing but fear-mongering.
Lie 3. The RED limits the number of listings per agent.
Come on. The RED is literally built to encourage you to upload as many properties as possible. Unlimited listings, no caps, no funny restrictions. And here's the sweet part, the more listings you upload, the more qualified leads you attract. It's like planting seeds. One or two might grow, but if you plant hundreds, you're setting yourself up for a harvest. Agents sitting on their listings instead of uploading them to RED are basically locking doors to their own clients.
Issa from Posh Properties uploaded hundreds of properties in his first year several years ago. He noticed a direct correlation: the more seeds/properties he planted/uploaded, the more harvests/leads came his way. he now uploads new properties everyday and often features in the properties of the week, That's proof enough.
Lie 4. The RED has outdated properties.
Now this one stings because it's half-truth, half-laziness. The RED has put in place a pending properties function to weed out stale listings, and the system automatically expires older ones. But here's the thing, the market itself is dynamic, new homes pop up, others get taken, it's a constant shuffle. If you still see the occasional outdated listing, it's not encouraged, it's not deliberate. It's like complaining about traffic in Kampala, inevitable but constantly managed.
Lynn from Mowin Properties says she keeps her properties up to date and uploads new listings weekly. "It's like cleaning a shop window," she says, "you've got to dust it regularly." Outdated listings only linger when agents forget or ignore to tidy up.
Lie 5. You can get very rich quickly when you use the RED.
Sure, lightning strikes sometimes. You might upload a hot property in the right spot at the right price and close in a week. But most of the time, it's a grind. The agents who build fortunes off RED are those who collect properties like a farmer collects seeds, test the soil with different flyers, and stay consistent. It's not overnight riches, it's patient farming. Think of it as a long game, not a scratch card.
Peter from Renewills Real Estate admits his first 3 months on RED brought him just a few major deal. But after uploading consistently, experimenting with flyers, and learning the tricks of the listing game, he now closes more deals. It's not magic, it's momentum.
Lie 6. You must be a tech genius to use it.
Please. The upload mechanism is as simple as filling in one form. Even those who struggled through P2 can figure it out. Type in the details, upload, and boom, your property is live. If you can send a WhatsApp message, you can upload to RED. And the beauty of it is, once you've done it a couple of times, it's muscle memory.
Emanuel Bizimana often laughs about how his teenage sister is uploading properties into RED everyday on his behalf. If a teenager can do it everyday, then any real estate agent can do it too.
Lie 7. You can close leads without working.
This is the classic free-lunch fantasy. Every agent worth their salt knows real estate is sweat equity. Leads aren't like ready-to-eat meals, they're more like raw ingredients. You have to chop, marinate, cook, and season. RED gives you the raw material, qualified leads, but you still need to nurture, follow up, and close. Otherwise, you'll be staring at a full fridge but still go hungry.
Sam from Fountain Real Properties says, "The RED gave me plenty of raw ingredients/leads, but I had to cook/convert the meal/deals myself." Following up, nurturing clients, and sealing deals takes effort.
Lie 8. You need fancy equipment and a big team.
Not even close. A decent smartphone is enough to get rolling. No fancy cameras, no 10-person media team. The system itself does the heavy lifting. Agents who wait until they "have everything ready" usually end up watching others cash in while they're still shopping for gadgets. Start small, grow big.
Hubert from Kameruka still takes property photos on his personal phone. "Clients don't buy your camera, they buy the house," he says with a shrug. And he's right, a modern phone is just about enough to get work done on the RED.
Lie 9. The RED has no search engine ranking.
Flat-out false. It must be from peoplewho have never searched Google for properties using locations. Search for Bungalows for sale in Kitende or Apartments for sale in Seeta, and guess who's sitting on page one? The RED. Every. Single. Time. And here's a bonus: backlinks from RED listings boost your own free website to page one too. That means you and RED dominate search results together, pushing competitors down the list. Agents ignoring this are practically leaving money on the table.
Wilberforce from Credo Management was very happy when his personal website started showing up on Google under the full list of property management companies in Uganda. That's leverage money can't buy.
Lie 10. It's easy, once you upload you then go to sleep.
This one's dangerous. Uploading is step one. But to really win, you've got to put in the hustle. Share your listings, generate flyers, drive traffic to your website. It's like putting a signpost in the middle of nowhere and then never telling anyone where it is. The RED gives you the stage, but you still have to perform for the audience.
David from Victoria Nile Estates says, "The RED gave me the keys, but I still had to drive the car." You can't snooze your way to sales, you've got to steer the wheel.
