LUXURY PROPERTIES NEED LUXURY MARKETING, NOT LEFTOVER CHANGE.
|
|
Many real estate agents have this "not-so-good" habit of refusing to inject any money into the promotion and marketing of the luxury properties they hold, not even for those given to them as exclusive listings.
Sometimes it's because they genuinely don't have the funds at the time they receive the exclusive listing, which may be understandable but is certainly not forgivable, given that there is a pocket-friendly property marketing option available from the RED. Other times, it's because of one very common excuse, and that's the one we'll dissect toward the end of this blog.
You wouldn't put a mansion on a dusty roadside with a handwritten "For Sale" sign and expect serious buyers to line up, would you? Yet, many agents do the marketing equivalent every day. They try to sell the most beautiful homes in Uganda with marketing budgets that wouldn't even cover a weekend billboard in a prime location. Below are some of the reasons why you should stop selling million dollar listings on a shoe-string budget.
Peanuts Won't Sell Palaces.
High-net-worth buyers are not browsing through grainy photos taken on a phone from 2016. They're not clicking on a listing hidden on page 12 of some obscure site. They're looking for platforms like the Real Estate Database (RED) that have high-impact, expertly positioned luxury property Llistings that scream value. You can't market a diamond with a plastic display case. The same logic applies here.
Are You Trying to Sell Mansions With Marketing Money for a Bedsitter? Think Again, It's a Fatal Mistake.
Imagine you have a multi-billion-shilling villa overlooking Lake Victoria. It's got imported marble floors, an infinity pool, and a driveway that could fit twenty cars. Now imagine you "promote" it with two free Facebook posts and a blurry roadside flyer. That's like serving a five-star meal on a paper plate in a back alley. Luxury buyers don't just look at the property, they judge the entire experience.
Why Your Luxury Listing Deserves More Than Pocket Change in Marketing.
Marketing budgets for luxury properties should match the prestige of the listing. That means professional photography and videography, 3D virtual tours, targeted ads in high-value buyer circles, and top-tier placement on platforms that already attract serious investors.
This is where the Real Estate Database (RED) shines. RED puts your property in front of people actively searching for properties in your price range, with search filters, related property suggestions, and targeted promotions that make your listing pop up at the right time to the right person.
The Cost of Underfunding Luxury Property Promotion.
Here's the reality: the amount you invest in marketing directly affects the speed and price of your sale. Agents who underfund their campaigns often watch their listings grow stale, losing buyer interest and negotiation power. That "saving" on marketing can cost you millions in the final sale. A well-funded campaign or real estate website is not an expense, it's a strategic investment in faster sales and better closing prices.
Big Properties Need Big Promotion, Stop Starving Your Sales.
There's a reason why top-performing real estate agents never hesitate to spend on marketing their stock of properties on the RED. Here's why: they understand that a billion-shilling property demands premium exposure. That means tapping into every possible channel, from luxury property magazines to high-converting real estate portals like RED. RED doesn't just display your listing, it actively connects it with the right buyers through smart algorithms, price-range targeting, and property recommendations.
You Can't Market a Diamond With a Plastic Display Case.
A diamond looks best in velvet under the right lighting, just as a high-end property sells best when presented with prestige. Every corner of your marketing should whisper quality, from the way the property is photographed to the channels it's promoted on. This is where agents who think "any exposure is good exposure" go wrong. Not all eyes are equal. You want the right eyes on your property.
More High Quality Photos, More Trust and Faster Sells.
Marketing a luxury property is almost impossible without an extensive and large collection of high-quality images that capture every aspect and component of the home. Serious buyers want to see more than just a single front view or a generic exterior shot, they expect a full visual tour that leaves nothing to the imagination.
In fact, the exterior alone can easily generate more than ten powerful images, for example: the main image, swimming pool, front view, side view, back view, compound, parking lot, rooftop terrace, garage, main gate, driveway, servants' quarters, guest house, wall-fence, neighborhood, lake view, aerial or drone view, and even a 360° panoramic view.
And when it comes to the interior, every room in a luxury property should have at least four images taken from each corner of each room to give buyers a sense of scale, depth, and detail. This level of thorough visual coverage not only builds trust with prospective clients but also accelerates the speed of sales, because buyers feel like they've already walked through the property before even scheduling a physical visit.
The UGX 4 Million Quote That Sparked an Awkward Silence.
I recently quoted a 4M price tag to an agent who inquired about "aggressively promoting" his exclusive luxury listing as a quick sale using the customized RED's Platinum Boosting Package for luxury or exclusive listings. This customised marketing package includes reaching out directly to a list of motivated potential property buyers who have previously shown interest in luxury property listings on the RED and then re-targeting them directly through three premium promotional channels: SMS campaigns, Email campaigns, and WhatsApp campaigns.
The agent immediately said the 4M price tag was too high for his "below 1 million shilling budget". I then asked him which other channels he was planning to use to market this exclusive 1.5 billion property. He went silent for a moment. He knew that any channel he mentions outside the RED's Platinum Boosting Package would likely cost more than my 4M quote. For example, a set of prime adverts or full campaign on TV or radio would already exceed 4M in total.
Brochures and Flyers for Billion-Shilling Homes? Really!
After the long moment of silence, the agent finally mentioned brochures and flyers as an alternative channel to promote the luxury property. But I had to educate him. Brochures for a property worth a billion shillings are not the everyday, photocopy type or cheap-paper type. They need to be high-value, glossy, quality, and luxury-standard, thus refered to as "information packs" in luxury circles. Think gold ribbons, premium paper, and a design that reflects the exclusivity of the property. Producing such materials alone would cost more than the 4M I initially quoted.
And even if the brochures were good and ready, the real question is: where exactly would he find luxury buyers in the 1.5 billion home category for him to hand to them his high value brochures or flyers? such buyers can only be found within RED's historical data of visitors and the properties they viewed. These types of buyers don't just grab cheap flyers off the street. Thus the agent would need to accompany the brochures with a highly promoted luxury event or an exclusive open house in order to distribute his brochures and flyers to the right target group, adding even more financial and logistical pressure that would push costs far beyond 4M.
The Useless Gamble of Promoting Overpriced Properties.
Another critical point many agents overlook is pricing as a key success factor in the promotion of a luxury property. Before you start promoting any (so called luxury) property as a forced sale, you must confirm it's not overpriced. Injecting promotional funds into an overpriced property disguised as a quick sale is a useless gamble. I have learnt from expereince that an over priced property will not sell as fast as expected, or it may take much longer because buyers in that bracket usually have plenty of similar options in the same location and size or category.
Meanwhile, landlords of overpriced listings are often impatient, expecting lightning-fast sales. They get frustrated when the property hasn't sold after a month. As an agent, you must learn how to detect overpriced properties before you commit to any promotion. Otherwise, you risk pouring money into a marketing overkill with zero ROI.
The Excuse of "Other Agents Are Selling It Too."
I promised at the beginning of this blog that I would dissect this issue toward the end. Over the years, I've met many agents who insist they won't inject promotional funds into properties that other agents are also marketing. Their argument is that investing in such a property is a waste of time if another agent ends up making the sale. This mindset is flawed.
The truth is, the agent who invests in marketing gets more inquiries, attracts more visibility, and often closes the sale faster. The excuse of avoiding marketing just because others are selling the same property does not hold water. Look at any competitive industry, multiple companies sell the same product, but they all market aggressively, and many still make sales. Real estate is no different.
Can you imagine that some agents still don't even have a basic website to promote their listings, which makes it even more important to pause and give a very big thank you to all real estate agents who have supported the Real Estate Database (RED) by going the extra mile, embracing the platform, and actively contributing to building a professional space where properties are marketed with the seriousness and visibility they truly deserve.
My Final Thoughts.
At the end of the day, selling a billion-shilling property with a pocket-change budget is not just unrealistic, it's self-sabotage. Luxury properties demand luxury marketing, and that means investing in platforms and strategies that truly match the value of the asset you're representing.
This is exactly where the Real Estate Database (RED) steps in with its Platinum Boosting Package for luxury and exclusive listings. The RED doesn't just push your property into the noise of general advertising, it strategically targets and showcases your exclusive listing to motivated buyers who have already shown interest in similar high-end properties on the platform.
As an agent, that gives you a sharper edge, faster inquiries, and a stronger chance of closing the deal at the price your client expects. So next time you take on a luxury listing, ask yourself, are you giving it the kind of RED marketing it deserves by using the Platinum Boosting Package, or are you trying to sell a palace with peanuts?
